Building a new house is the project of a lifetime. To keep everything going smoothly, you need a minimum of organization. Define the budget

Any home project should start with establishing the allocated budget. Indeed, building a house has a cost. This includes fixed charges for the purchase of land, materials, the cost of construction, etc., but also ancillary charges for taxes of all kinds, furnishings, etc. To make a good estimate of costs, you should consult your bank in order to establish a provisional financing plan. The latter is useful for determining your borrowing capacity based on your income. It is only then that you will be able to take out a mortgage.

Find land

Once the budget is set, the next step on this construction project is to buy land on which to build the house of your dreams. You should know that this purchase represents almost half of the total costs of your construction plan. It is therefore not to be taken lightly. To do this, certain criteria must be taken into account, namely orientation, exposure, soil quality, vis-à-vis, connection to electricity, water and gas. Get all the information you need from the town hall concerned, but also be sure to consult the plans and documents of the building land.

Carry out the plan

Once you have become the owner of the land, you must now draw up the plan for the construction of a detached house. If you are planning a house of more than 150 m², you must hire the services of an architect. In any event, such a real estate project requires the help of a competent professional who will be able to guide you on the technical aspects of construction: traditional house, contemporary house, modern house, etc. It should be noted that house plans must be subject to the constraints of the Local Urban Plan of the municipality concerned. This is necessary in order to obtain the building permit.

Start the work

The start of construction work can begin once you have obtained your building permit. To build your house, you have the choice between going into self-construction, hiring a single-family home builder or an architect. In any case, remember to request several quotes before making your choice. 

Follow the construction site

Monitoring the site is essential to ensure that the work is progressing as agreed:meeting deadlines, conforming to plan, etc.At each progress of construction, site meetings are to be scheduled.They are used, among other things, to settle each invoice according to the rules defined by law at the level of the various stages of construction:15 % at the start of construction, 25 % at the completion of the foundations, 40 % at the completion of the walls, 60 % at the setting out of water, 75 % at the completion of the partitions and the decommissioning air, 95 % upon completion of the equipment, plumbing, carpentry and heating works, and finally, 5 % upon receipt of the works.

Receive the keys

Après les finitions, lorsque le chantier s’achève enfin et que votre maison est érigée, il est temps de réceptionner les clés de votre chez-vous. Mais avant tout, il importe de procéder à toutes les vérifications. Faites le tour de la propriété, à l’intérieur comme à l’extérieur en veillant bien à inspecter chaque détail. Vous verrez alors si tout est conforme à ce qui était convenu. Pour assurer cette inspection, vous pouvez vous faire aider par un professionnel de la construction à l’exemple de votre architecte. Si aucune réserve n’est émise à la réception des travaux, il vous reste 8 jours pour payer le reste de votre solde. Par contre, si des malfaçons ou des non-conformités sont observées, il faut les noter dans le procès-verbal de réception pour demander au constructeur de les rectifier dans les plus brefs dé
